Move-In Requirements & Screening Criteria:

First Month’s Total Remittance: $2,200 ($2,600 for 12+ month lease)

Security Deposit: 1x base rent ($2,000 for 6-9 month lease / $2,400 for long-term) (refundable subject to ORS 90.300 cleaning and damage guidelines)

Income Criteria: Combined household gross income must be at least 2.5x the monthly rent (or verified liquid savings equivalent).

Credit Criteria: Minimum credit score of 650 for all adult applicants.

Renters Insurance: Required prior to move-in ($100,000 minimum liability). Owners reimburse up to $100/year toward policy premium.

Smoking Policy: Strict No Smoking / No Vaping anywhere on property grounds.

All applications are evaluated against our written screening criteria (credit score, income verification, rental history, and background check). We reserve the right to review multiple completed applications before offering a lease.
